Jacksonville office demand has been drifting to the suburbs. Tenantbase found that Deerwood Park and Southpoint captured nearly 60% of office tenant demand in early 2026, and Marcus & Millichap says the Southside stands out because tenants want commuter-friendly locations. Downtown still matters, though. CBRE counted 307,000 square feet of positive absorption there in the first quarter, mostly Class B, and CSX runs its headquarters from Water Street. The city has four Fortune 500 companies, including Fidelity National Financial and FIS. Close to the core, Biscottis cooks out of Avondale, The Bearded Pig is in San Marco and Monroe's works from the Westside. For the Southside parks, Clara's Tidbits and Express Catering deliver across the metro, and Cafe Ybor will bring its food truck to offices from Nocatee to St. Johns.

Clara's Tidbits boxed lunches run $12.29 to $17.69 per person, Corporate Caterers boxes run $11.95 to $18.95, and The Bearded Pig's brown box lunch is $13 with a 10 person minimum. Biscottis charges $14 to $19 for boxed lunches and $20 to $24 a head for lunch platters. Express Catering's hot lunches are $13.69 to $17.69 and its sandwich boxes $15.69 to $16.95. Inside the Box prices by the item, $9.94 to $10.66 per sandwich or salad, and every order supports Sulzbacher. Lead times are short here: one day at Clara's, 24 hours at Corporate Caterers and Express, and 48 hours at Biscottis and The Bearded Pig. Clara's, Corporate Caterers, Biscottis, Inside the Box and Cafe Ybor all take orders online.
A few local details before you order. Duval County sales tax is 7.5%, and Florida's Department of Revenue has ruled that a mandatory restaurant delivery charge is taxable when you can't avoid it by picking up. Delivery fees vary. Clara's charges $30 with a $100 minimum, Express charges a flat $30 to most areas, The Bearded Pig starts at $15 by mileage on orders over $250, and Cafe Ybor needs $200 to deliver. Chef's Garden, Mai Oui, Anthony's and Davoli's quote each event, so plan on a call or a form for anything staffed. Biscottis is already booked for catering on November 12, 13 and December 11. PJ's Catering's website was down when we checked, so call before you count on it.
