San Antonio's office demand is spread out more than in most big Texas cities. CBRE put vacancy at 17.8% in the third quarter of 2026, and the biggest move that quarter was AT&T leaving Midtown for Westover Hills on the far west side. Downtown is split. Class A space in the CBD absorbed 204,468 square feet early in the year while CBD Class B sat at 27.4% vacant. The north side keeps filling, with Accenture taking 41,000 square feet in the Northwest and Soarion Credit Union 47,000 in North Central. The South Texas Medical Center adds 12 major hospitals and 75 medical institutions. For coverage, Rosemary's lists Alamo Heights and Stone Oak, Alamo Cafe cooks at 281 and Bitters and at I-10 and Wurzbach, and Rudy's started in Leon Springs.
Only two of the fourteen publish a per-person price. Chuy's says catering starts around $11 per person, though it varies by location, and Nome lists $12 lunch boxes and cocktail appetizers from $15. Minimums are where they really differ. Anne Marie's takes 10 boxed lunches, Alamo Cafe needs 10 meals for its packages, and the barbecue houses go much bigger: The Big Bib wants 50 servings and Bill Miller Bar-B-Q 50 guests, or 150 on a Saturday. On notice, Anne Marie's wants orders by 3pm the day before, Chuy's recommends 48 hours and The Big Bib 72. Alamo Cafe takes orders online for each location, Feedback Catering sells through ezCater, and Rosemary's, True Flavors, Tim the Girl and Bill Miller use quote forms.
A few local details before you order. Sales tax is 8.25% inside city limits, and under Texas rules a mandatory gratuity stays untaxed only if it is listed separately, paid to staff and no more than 20%. Alamo Cafe adds a 20% gratuity and a transportation fee to full-service events, limited to 30 miles from its San Pedro kitchen. The Big Bib charges a flat $50 for delivery, and Anne Marie's may add a fee after 6pm. Spice of Life, True Flavors, Rosemary's and Tim the Girl, now called The Curated Plate, quote per event. The Henry B. Gonzalez Convention Center is 1.6 million square feet after a $325 million expansion, so check its calendar before big downtown orders. Four Sisters blocked our check and Jason Dady's site did not load, so call both.
